Terms and Conditions

General

If any provision of these terms and conditions is held by any competent authority to be invalid or unenforceable in whole or in part, the validity of the other provisions of these terms and conditions and the remainder of the provision in question shall not be affected. These terms and conditions constitute the entire agreement between you and us in relation to access to the Site supersede any previous agreement or understanding and may not be varied except in writing by us. All other terms and conditions express or implied by statute or otherwise, are excluded to the fullest extent permitted by law.

Confirmation of Reservation

To confirm a reservation we require the following information: name, address, e-mail, phone number and credit card number and expiry date. A notice of confirmation will be sent once this information has been received.

Should we not receive accurate credit card information we reserve the right to cancel any reservations made and any deposit made will be forfeit.

Method of Payment

We are pleased to accept the following methods of payment: Major credit cards including American Express, VISA and Master Card, cash and debit. Personal checks will not be accepted.

The full amount of the contract must be paid upon arrival.

Rooms are reserved from 3:00pm on the day of arrival to 11:00 am on the day of departure. All additional hours will be charged as one day unless otherwise agreed. Collection/delivery of keys and check-ins are during the hours of 3:00 pm and 10:00 pm Monday to Sunday. If your arrival times fall outside of these times, please give us a minimum of 72 hours notice in order to co-ordinate the necessary arrangements.

You are reminded that a booking is a legally binding contract and one must show a valid credit card with photo identification matching the reservation information prior to check-in. Minors below 18 years of age must be accompanied by an adult.

Cancellation/Arrival delay

Cancellation must be confirmed in writing and fees may apply: Cancellations of 31 days or more prior to arrival a fee of 10% of total contract will be charged. Cancellations from 31-15 days prior to arrival a fee of 25% of the total contract will be charged. Cancellations from 14 days prior to arrival up to and including the arrival date a fee of 50% of the total contract will be charged.

Duration

Clients who do not stay for the full period of their booking will be charged for the full duration, unless otherwise agreed and subject to the accommodation being rented. Any refunds are at our discretion and subject to the deduction of an administration fee. Clients are advised to take out adequate travel insurance.

Security deposit

A security deposit of $100 will be charged upon arrival and returned upon departure following a room inspection. The cost of any damage that occurs during your stay, as well as any outstanding or additional charges incurred will be applied to your credit card account and/or deducted from the security deposit.  We will notify you of the charges prior to deducting from your credit card.

Loss or Damage

Urban Living Suites cannot be held responsible in any way for loss of, or damage to any personal belongings at the property. Nor can we be held liable for the acts or defaults caused by third parties. You are advised to ensure your own insurance policies cover loss or damage to personal property during your stay.

Accommodation & Occupancy

Accommodations are held at our best effort however Urban Living Suites cannot be held responsible for unforeseen circumstances or interruptions not allowing us to hold to our guarantee. Extra sleeping accommodation can be provided in some rooms and suites which may incur an additional charge.

Pets

We regret that pets are not allowed in our apartments.

Smoking

Smoking is not permitted in any of our rooms.  A charge of $100.00 will be applied to the applicable credit card each time management detects tobacco smoke of any kind inside the apartment. 

Party and Noise

Urban Living Suites enforces a strict No Party Policy for the comfort and security of all guests, and will not tolerate excessive noise at any time.

Our property is not a good fit for bachelor and bachelorette parties, wedding party groups or birthday parties and similar events. We are a small, boutique hotel with indoor corridors and very strict No Party and Quiet policies.

We do not book groups for parties, including Bachelor, Bachelorette, wedding, birthday and other similar group gatherings.

Services

Urban Living Suites cannot be held responsible for any failure or interruption of services to the apartment, including internet, electricity, heating and water, or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.

Cleaning & Linen

We will provide fresh linen and towels to your apartment on the days specified by us. Weekly cleaning will commence from 11:00 am on the specific day.  If the cleaners are turned away for any reason, then the cleaning will not be re-scheduled until the following week.

Parking

Parking is based on a first come first serve basis. It can be reserved at the time the room is booked.

Service

We provide the information on the Site for general guidance and for listing our services. These terms of service relate to use in Canada and we reserve the right to restrict or prohibit access to any person not based within the jurisdiction of Canada and accept no liability if You access the Site from outside this jurisdiction.

Changes to service

We reserve the right to improve, amend, or suspend the service provided on the Site at any time without notice to you.

Amendments to terms and conditions

We reserve the right to alter these terms and conditions at any time with immediate effect by placing the amended terms and conditions on the Site.
